The BZA approved a side‑yard variance for a planned garage addition at 8715 High Drive after the applicant explained the lot is substantially constrained by FEMA floodplain designations. Architect Mike Schumacher told the board that approximately 67% of the property falls inside the floodplain, which reduces buildable area and informed the proposed design.
"Because of the uniqueness of the site... it's almost like working at a Lake Of The Ozarks house," Schumacher said, describing how the floodplain limits layout options. Staff confirmed the lot would require a variance of about 7 feet to place the addition where proposed. Board members voted that the uniqueness and hardship criteria were met and approved the variance; staff will notify the applicant in writing and process permit changes.
