The York Planning Board voted 5‑0 to grant preliminary approval for 7 Woodbridge Road (Woodbridge Commons), a four‑building mixed‑use infill project with commercial space on the ground floor and residential units above.
Jeff Alleva, representing the applicant, described changes since the sketch plan including building rotations to increase apron and storefront area, an enlarged patio at Building 4 and a pocket seating area along Woodbridge for pedestrian access. “What we're proposing here… is an updated plan of a four building site development, mixed use with commercial on the 1st Floor, residential on the upper floors,” Alleva said. The project’s parking table shows 33 provided spaces versus 32 required using the village parking reduction rules.
Board members praised the smaller, village‑scale buildings but asked for stronger Woodbridge‑facing activation (corner doors, awnings, improved first‑floor entries) and a clearer pedestrian crossing across the driveway to the library‑side sidewalk. The applicant said the team will return with refined frontage details and coordinate final HDC and engineering items before final approval.
