Treasurer: FY27 budget shows higher projected TIF revenue driven by large parcel
Summary
Rochelle, the URA treasurer, told commissioners the proposed FY27 budget includes higher projected tax-increment revenues — in part from a large parcel referred to as 'Maverick' — offset by lower interest earnings and continued prudence on operating costs.

Rochelle, the Caldwell Urban Renewal Agency treasurer, presented the proposed fiscal year 2027 budget and said projected revenues rose compared with the prior two years. "We did have a little bit bigger of an increase in revenue," she said, citing county valuation updates and a parcel she referenced as "Maverick" as the main contributor to that rise.
Rochelle told the board she used conservative estimates for district TIF receipts because final property values were not yet available and noted interest income is expected to decline compared with recent years. She also flagged a $25,000 placeholder in the operating budget for a feasibility study tied to a proposed airport district, saying the timing of that study could shift costs between fiscal years.
