Board approves 1–2 acre split on Cathy Ridge Road so disabled Air Force veteran’s family can keep manufactured home

The Coffee County Board of Zoning Appeals voted June 18 to allow a parcel split at 14741 Cathy Ridge Road that will create a 1–2 acre lot to retain a 2021 manufactured home occupied by the applicant’s daughter, who served in the Air Force and is described in the record as disabled. The Chair (Speaker 2) said the board may treat the request under the special-question route or consider a family variance; the board ultimately approved the split under the special-question criteria listed on the record.

The applicant (Resident, Speaker 3) explained the manufactured home was placed in 2021 with permits, septic and utilities in place, and said the family — which includes three children — needs the parcel because VA support is limited and the household cannot currently afford to buy a new home. “When we put that in, everything's permitted,” the resident said, noting the family is pursuing a survey and will use existing fence lines to define the new lot.

Board members discussed lot size and infrastructure: the surveyor estimated the new lot will be between 1 and 2 acres; board discussion noted the existing fence line is 1.25 acres and that the larger parcel (closer to 2 acres) would be preferable.
