Council approves Hy‑Vee expansion final plat and site plan at 1005 E. Hickman Rd.

City staff presented a combined final plat and site plan for a proposed Hy‑Vee expansion at 1005 East Hickman Road. The property is approximately 12.84 acres in a C‑1B large‑scale commercial district. The project would add an addition just under 5,000 square feet, remove an existing aisles‑online structure and return that area to standard parking stalls, add 24 parking spaces, and provide a separate truck access and additional loading docks at the northwest corner of the site.

Staff said parking and landscaping requirements are met and that building elevations will match existing materials (precast concrete panels, EIFS and glazing). "Staff recommends approval of both the final plat and site plan," the presenter said. Council members asked about traffic flow and truck access; staff replied trucks will be limited to the northwest loading area with marked lanes and that general circulation would allow drive‑through aisles to be converted back to parking. The council moved, seconded and approved both the final plat and the site plan.
