Committee reapproves Gulfview Estates engineering after plan changes

Staff presented revised engineering plans for the Gulfview Estates residential development and asked the committee to reapprove the public infrastructure engineering because the developer changed the plan type and made other revisions.
"The big difference, it's no longer a conservation subdivision. There is a road stub to the west for future development, and there is no longer a path," the public works presenter said, noting the preliminary plat was approved on 06/16/2026. Staff said the development will include 19 lots served by public water, storm sewer and sanitary sewer, with curb and gutter and stormwater ponds; public infrastructure will be dedicated to the city upon completion and acceptance.
A committee member moved for approval and the motion passed. Staff noted a preconstruction meeting had been held and said the developer aims to have binder down by late October/early November. Approval was contingent on addressing city staff comments during construction.
