Staff summarized a previously considered rezoning and variance package for a proposed 30-lot R40 development by RAK Development (Case 206). The Planning Commission recommended approval with a condition limiting the number of lots to 30, allowed private streets and granted select setback variances while denying a reduction of side building setbacks from 15 to 10 feet. Mr. Traver said the board previously postponed the item to allow discussion of roadway improvements.
Staff estimated the project could generate roughly 300 daily trips and identified that about 1,700 feet of substandard Old Das Lane would need upgrades to safely serve the development; staff said design and construction costs could be significant and involve right-of-way, easements and utility relocations. "So with the 30 lots, we indicate possibly 300 trips per day... so we were looking to have a negotiation with them to see if they'd be one to contribute any to helping us in improving that street," Mr. Traver said. Commissioners discussed a proposed developer contribution and agreed to defer a final action until Commissioner West could confirm his input.
