The Planning Board approved an accessory dwelling unit (ADU) application for 75 Newell Avenue on July 23, 2026, with detailed conditions the applicant must meet before occupancy.
Diane Dimock, who identified herself as the owner of 75 Newell Avenue, described the proposed 526.5‑square‑foot detached ADU as a modest single‑bedroom unit sited to meet setbacks and preserve neighborhood scale. "My intention is to build a safe, well designed accessory dwelling that fits appropriately on the property," Dimock said. A neighbor speaker offered support for the design and privacy of the ADU.
Planning staff confirmed the ADU complied with the zoning floor‑area cap (ADU equals 49.6% of the principal dwelling), setback and height requirements, and parking (one private off‑street space provided). The board approved the site plan administrative review with conditions including a restrictive covenant prohibiting short‑term rental, recording of the decision at the Registry of Deeds, required inspections and certifications by registered engineers/architects prior to occupancy, and limits on further floor‑area expansion. Staff and the board also noted the requirement that all applicable health, building, fire, and utility approvals be obtained before occupancy.
