Commissioners approve rezoning for 85-unit townhome project on Bells Ferry Road

Cherokee County zoning staff presented Case 20, a revised rezoning application for a 10.66-acre site on Bells Ferry Road that reduced the proposed townhome count from 102 to 85 and adjusted the site plan to meet the Bells Ferry overlay density limits. Zoning staff summarized the stipulations the applicant offered, including a minimum floor area, exterior material standards, a multiuse path frontage dedication and a $500 per-unit donation to the Cherokee County School District.
Applicant Doug Patton described site constraints, the decision to keep roads private, two-lane gated access with keypad and pass-through lanes, added amenities including a clubhouse and pool, and a plan to dedicate the frontage multiuse trail to the county. "We have beat this thing to death for the last 2, 3 years trying to get this thing to something that we can work with," Patton said during his presentation. Commissioners debated conditions, clarified that item 1B would be struck from the stipulation letter, and added a trail-dedication condition; the motion to approve the rezoning and stipulations passed unanimously.
The approval includes the two variances requested (private streets and reduced western buffer where conditioned), the applicant dopted stipulations A and C, and a requirement to dedicate the multiuse trail area along Bells Ferry Road to the county upon completion.
