Eric Long presented RG Architects, P.A.'s fee proposal to redesign two gatehouses and to refresh the River Club, Racquet Center and Golf Club complexes. He said the buildings will receive a facelift rather than demolition and that the main gate needs redesigning after being struck multiple times this year; he noted that a new elevation certificate will likely be required given flood‑zone changes.
Board discussion addressed project timing, zoning and construction considerations. Mr. Long asked that the $62,500 design cost be booked as an up‑front deferred reimbursable expense to allow work to begin before financing is issued; permitting and design were estimated to take 12–18 months. The Board authorized Bowman to retain the services of RG as a subconsultant under standard Bowman terms and authorized the Chair to execute documents after District Counsel and the District Manager review. Mr. Long will lead coordination and Mr. Blumenthal will serve as the Board liaison for communications and monthly updates.
