Resident warns of under‑slab moisture, asks CDD and HOA to coordinate drainage fixes

Oak Run resident Lynde Sorensen told the River Ridge Community Development District Board on Oct. 22 that her home has experienced moisture beneath the concrete slab, buckling of the master bedroom floor and mold growth. She said multiple inspections found no plumbing or HVAC leaks and that a leak‑detection specialist recorded ‘‘very high moisture levels’’ on the floor and concrete slab.
"I need help to get the downspouts farther from the home, and to install the drain tiles," Sorensen said, noting heavy rainfall and ponded water at the back of her unit that left underground downspouts submerged. She told the Board she had raised the problem with her HOA and that Mr. Rich Batterbury and Chair Bob Schultz have been apprised of the situation.
Board members and staff discussed site conditions and historical drainage mapping. District Engineer Charlie Krebs said the area had originally been an indigenous preserve and was not part of the water‑management system; it later became Club land and is not included in the CDD stormwater system. Chair Bob Schultz reiterated that drain tiles are likely an HOA responsibility but said the CDD could be involved in addressing localized ponding concerns.
Sorensen requested a coordinated approach between the CDD, the HOA and the golf course to identify potential fixes; staff and the Board encouraged continued communication and said they would provide relevant technical information to help neighbors and the HOA evaluate options. The Board did not take formal action at the meeting.
