Planning staff summarized the request: "We are now at the final plat stage for the enclave at the Beaufort Club, and the request is to subdivide a 25.93 acre tract into 84 lots," staff said, adding that 79 lots are planned for single‑family homes and five are set aside as open space. Staff confirmed the town previously allocated 12,600 gallons per day of sewer capacity for these lots and that an emergency access from Cedar Avenue through Windswept has been installed and inspected by the fire department.
The applicant requested a financial guarantee rather than installing all improvements now; staff said a bond estimate of $143,950 was submitted and signed off by the town engineer. Staff and the technical review committee recommended approval of the final plat contingent on standard conditions and the posted bond.
An applicant representative, Jacob Buzl of Advanced Civil Design, told the board the final plat matches the preliminary configuration. A motion to approve the final plat passed after a second; staff will record conditions in the final staff write‑up.
