The Montrose County Planning Commission approved the Jefferson Road Minor Subdivision (MI26-006) on June 25 with a condition requiring the applicant to locate an existing underdrain (tile line) and show a drainage easement on the plat before the Board of County Commissioners considers the application. The parcel is identified as 376508105003 and the proposal is to divide 10.34 acres into three lots in the General Agriculture zoning district.
Planner II Kim Ficco summarized staff analysis and said comments submitted after the packet were distributed at the meeting; those comments focused on the tile line drainage system and a desire that the system be located and protected by an easement. Applicant representative Gary Cooper told the commission that the engineer had newly gained knowledge of the tile system and that the landowner was willing to have an easement added to the plat.
Commissioner Keith Laube moved and Clifford Dodge seconded approval. The minutes record the motion as: "M/S- Keith Laube/Cliff Dodge to approve based on the following Findings of Fact" and record all votes as "Aye." The commission adopted the condition: "Prior to consideration by the Board of County Commissioners, the applicant shall locate the existing underdrain pipe and depict a drainage easement for the underdrain on the plat." The approval is advisory and will be forwarded to the Board of County Commissioners for final action.
