Planning Commission approves Alvin English preliminary subdivision for five lots

The Montrose County Planning Commission voted unanimously June 25 to approve the Alvin English Resubdivision Preliminary Plan (MA26-002), which proposes dividing Parcel 376724400031—8.83 acres—into five lots in the General Agriculture zoning district. Planner II Kim Ficco told the commission that Colorado Department of Transportation (CDOT) will require closure of the existing access; “at this time a turning lane will not be built on the CDOT access point of 6760 Road off Highway 50,” she said during the staff review.
Fred Ballad of Del‑Mont Consultant's, Inc., the applicant, was present and available for questions; none were posed. Commissioner Lana Kinsey moved to approve and Keith Laube seconded. As recorded in the meeting, the motion was: "M/S- Lana Kinsey/Keith Laube to Approve based on the following Findings of Fact." The commission recorded the Findings of Fact that the plan complies with Montrose County Subdivision Regulations, the General Agriculture development standards, the Montrose County Master Plan, and Montrose County Board of Health regulations. The motion passed with all votes recorded as "Aye."
The staff review also noted that the City of Montrose is not requiring annexation for the subdivision because sewer is not nearby and the parcel will be served by Tri County Water. The commission’s approval is advisory; the application will advance to the Board of County Commissioners for final consideration.
