Avon resident warns Council of steep rent increases and security problems at Avon Place

At the meeting’s public-comment period, resident Amy Arlin detailed housing and safety concerns at Avon Place after a recent ownership change. She said the property manager UpRealty has renovated units and posted an online listing for a two-bedroom at $3,100 per month, which she contrasted with her current rent of $2,150. "That is a 50% raise in rent," she said, warning that renovations and re-rentals could put current tenants at risk of non-renewal or eviction.
Arlin also described persistent lighting and security problems that she says management has not fixed: missing lamp posts, nonworking security cameras, repeated closed maintenance tickets with the notation "management is aware," and instances of theft. She said she has reported wildlife encounters on the property and asked the Town to look into regional rent-commission options; Chairman Polhamus said the Chief of Police would be asked to investigate and the Town Manager noted contacts with the regional commission (CRCOG).
Council members expressed condolences to Arlin on her recent bereavement and said they would seek more information from the police and regional partners. The Council did not take direct regulatory action on the complaint during the meeting but asked staff to follow up.
