The Bakersfield Planning Commission voted to approve the final plan for the Sean K. and Nancy G. LaRose 3‑lot subdivision on Route 108 by voice vote, 4–0. The motion to accept the subdivision as final was moved by Ken Carter and seconded by Nikki Scribe; Chair Bill Erwin called for the ayes and the motion passed.
Consultant Christian DeBonsi described the proposal as three lots: Lot 2 is proposed for a single‑family residence and identified as about 10.1 acres and will provide a 50‑foot right‑of‑way to serve Lots 1 and 3; Lot 3 is roughly 10.2 acres and Lot 1 is the remaining ~29.8 acres containing an existing camp. DeBonsi said a state wastewater permit for the Lot 2 development has already been received and will be recorded with the Mylar. "We have reached out to VTrans also, submitted an application for them, and a state wastewater permit has been already received," he said.
Commission discussion noted contour steepness on the parcel and a wetland polygon at the northwest corner, but commissioners said no development is proposed in those sensitive areas and recommended the applicant include clearer parcel boundary depiction on high‑resolution maps prior to recording. The commission instructed staff to record the Mylar and file the recorded documents with town records.
