Select Design (applicant Ryan McCarty) presented the Highland Park Villas preliminary plat for the northeast corner of East 36th Street South and South Braden Avenue. The plat shows 12 lots and 1 block across ±2.91 acres; TAC conditions require infrastructure improvements (water main and sanitary sewer extensions or permits), private stormwater detention where required, sidewalk construction adjacent to internal streets and reserves, addressing details on the face of the final plat, and other technical corrections. The commission voted 8-0 to approve the preliminary plat subject to TAC and Subdivision & Development Regulations requirements.
TAC conditions also asked for graphically showing proposed street names on the face of the plat, providing vertical datum and basis of bearings, and confirming easement/perimeter easement needs. The applicant agreed to the staff recommendations; a City release letter is required prior to final plat approval.
