The Planning Commission approved the preliminary plat for Villas at Watercrest I, a 73‑lot subdivision on about 15.5 acres, and granted a modification to permit longer block lengths than normally allowed. The applicant, AAB Engineering (Alan Betchan), presented the project and the Technical Advisory Committee outlined conditions addressing zoning compliance, required infrastructure, floodplain adjacency, ADA crossings and stormwater, with staff recommending approval subject to those conditions.
Commissioner Craddock objected to the extended block lengths and raised emergency access concerns; Mr. Betchan responded that there are planned connections to the west and north and that the plan has been reviewed and approved by City officials. The commission approved the plat and the modification 9-1-0, with Craddock the lone dissenting vote.
