Route 66 Engineering presented the preliminary subdivision plat for The Reserve at Prairie Hills Phase 1, a 15‑lot development. Technical Advisory Committee (TAC) conditions require infrastructure improvements including waterline extension, stormwater runoff mitigation via a detention facility or equivalent, sidewalks, and off‑site easements for drainage and access. Staff recommended approval subject to TAC conditions and the Commission approved the preliminary plat 9‑0‑0.
The TAC also requested specification changes to the plat submittal such as removal of contours, surveyor identification, lot addressing, and notation that E 29th Street S is planned to continue in a future phase. Staff noted the existing 16‑inch water main may not be available for direct connection without additional facilities and asked the developer to evaluate fire‑flow requirements and potential tank or pump‑station needs. The approval allows the developer to proceed to final‑plat submittal once TAC conditions and required off‑site easement filings are satisfied.
