Commission approves MR-24 modification removing internal sanitary sewer requirement with TAC conditions
Summary
TMAPC approved MR-24 by a 9-0 vote to remove the requirement to install an internal sanitary sewer collection system and unconnected sewer taps, subject to TAC conditions including sidewalks, driveway and culvert standards, detention easement sizing, ROW dedication, and fire-hydrant requirements.
The commission approved a Modification of Subdivision and Development Regulations (MR-24) on Sept. 18, removing the requirement that the property provide an internal sanitary sewer collection system and unconnected sewer taps for future connections, subject to Technical Advisory Committee (TAC) conditions.
Staff recommended approval with conditions including required sidewalks across the property frontage, driveway and culvert standards, required right-of-way dedication along David Patrick Avenue, detention-easement sizing based on final IDP designs, and fire-department requirements (Knox Lock access and fire hydrant spacing/pipe size). The commission voted 9-0 to approve the modification (motion by Shivel, second by Whitlock). Staff and TAC cautioned that the modification does not relieve obligations imposed by other City ordinances, and a City release letter is required prior to Subdivision Compliance Application release.
The commission’s approval allows the applicant to proceed without installing an internal sanitary sewer collection system at this stage but leaves multiple engineering and permitting steps to be completed before final subdivision approval.
