Commission recommends RM-2 rezoning to allow quadplex at East 7th Street South site

The commission voted unanimously on Sept. 18 to recommend approval of Z-7787, rezoning a lot at the southwest corner of East 7th Street South and South Zunis Avenue from RS-4 to RM-2 to permit a quadplex or multi-unit house.
Staff said the proposed RM-2 zoning is consistent with the Kendall-Whittier Sector Plan and with nearby land uses, noting a quadplex already exists across South Zunis Avenue. The site contains City regulatory floodplain and any development will have to meet floodplain ordinance requirements. No public speakers opposed or supported the request; the applicant agreed with staff’s recommendation. Commissioner Zalk moved to recommend approval; Rosene Robinson seconded and the vote was 9-0-0.
The commission record lists prior zoning decisions for the lot, including a 1993 rezoning to RS-4; the RM-2 recommendation will be forwarded to City Council for final consideration.
