The Tulsa Metropolitan Area Planning Commission approved the Huntington Park II preliminary plat and a requested modification to allow greater block lengths, with a 4‑2 vote. The project would create 170 lots on about 44.37 acres; the preliminary plat had previously lapsed in 2024 and returned for reconsideration.
Joseph Watt of Sizemore & Associates told the Commission that engineers and the developer have worked with Development Services and plan a swale and other measures to convey stormwater to a retention pond or an existing 36‑inch pipe. Neighbor Rick Hinson told the Commission he has experienced repeated flooding when work stopped and that builders filled a historic 2‑foot drainage ditch, forcing him to divert water from his yard multiple times. He said recent rains caused a two‑acre pond to flow onto his property and wash out his yard. Commissioner Turner‑Addison moved to continue the item to allow Development Services time to respond; that motion failed for lack of a second. Commissioner Zalk then moved to approve; the motion carried 4‑2 (ayes: Hood, Shivel, Walker, Zalk; nays: Craddock, Turner‑Addison).
Commission discussion included requests that Development Services clarify construction and drainage remedies; staff said the Commission’s role is to determine conformity with planning regulations and that Development Services had reviewed the plat. The approval is conditioned on the standard TAC/IDP requirements and will be subject to final engineering reviews before final plat release.
