TMAPC approves preliminary plat for 66 Crossing subdivision with technical conditions

The Tulsa Metropolitan Area Planning Commission approved the preliminary plat for '66 Crossing,' a proposed subdivision west of the northwest corner of East 11th Street South and South 193rd East Avenue covering roughly 80.205 acres, consisting of 437 lots and 28 blocks. The applicant also requested a modification to permit greater block lengths in several blocks; staff and the Technical Advisory Committee recommended conditional approval.

The commission’s approval is subject to a list of TAC conditions that include coordination on sanitary sewer and water extensions through the IDP permitting process, floodplain and floodway documentation and approvals (including CLOMR/LOMR as needed), provision of required easements where sanitary sewer or stormwater facilities cross reserves, design and construction of sidewalks on all streets, demonstrating fire access turnaround compliance for any dead‑end fire access over 150 feet, providing additional platting details (addresses, survey dates, basis of bearing, street names, signatures), and addressing long block lengths with traffic‑calming measures. The commission approved the preliminary plat and the requested block‑length modification per staff recommendation (motion by Humphrey; second by Whitlock) recorded as an 8‑0‑0 vote.

Next steps: Applicant must satisfy TAC conditions and submit final plat materials and IDP documents for staff and engineering review before final plat approval.
