TMAPC voted to approve an amendment to an existing optional development plan (Z‑7571‑A) for property east of the northeast corner of East 36th Street South and South Peoria Avenue to allow financial services (excluding personal credit establishments) and office uses in addition to the previously approved residential building types.
Staff explained the amendment does not alter the underlying MX zoning standards (build‑to zones, transparency, and required design standards) and that the Brookside Small Area Plan supports walkable, mixed‑use development along East 36th Street South. Commissioners asked whether drive‑throughs or payday‑loan businesses would be permitted; staff said those uses would not be allowed. The applicant agreed with staff. The commission approved the amendment 8‑1 (motion by Shivel; second by Rosene Robinson); Commissioner Craddock voted no.
