Braintree planning commission to post draft and hold required public hearing Sept. 18

The planning commission reported it will post a draft zoning bylaw and hold a required public hearing (Sept. 18) before voting to forward bylaw changes to the town; adopting by year-end could avoid a 10% match on a state modernization grant.
Eric, representing the planning commission, told the select board the commission is finishing zoning bylaw updates and will schedule a required public hearing on Sept. 18 to receive comment and then vote to forward the bylaws to the town. He said the commission has worked with a consultant and 2 Rivers staff to prepare a summary and draft for public review.
"We will hold the public hearing," Eric said, describing the statutory timing under Title 24 and the ability to host the hearing at a regular meeting. He and other members noted that if the bylaws are adopted before the end of this year, the town may avoid a 10% local match tied to a state modernization grant; failing that, the town could face the match requirement.
The commission is also recruiting to fill a vacancy left by Jen Phipps (term to March 2026) and asked the board to help identify candidates. The planning commission asked the board to review the draft once posted and encouraged attendance at the Sept. 18 hearing, which will include a virtual option.
