Planning staff schedules August hearing on flood hazard overlay updates

City planner Tapia said the planning department is preparing updates to Rockaway Beach’s flood hazard overlay and expects the Planning Commission to have an initial hearing in August. Tapia said the updates aim to bring local floodplain code into closer alignment with the DLCD and FEMA 2020 model code and to close loopholes and provide clearer permitting paths.
"We were looking at updates regarding the... pre implementation requirements that FEMA had provided," Tapia said, adding that some components depend on FEMA guidance still in process. He said staff will bring initial materials next month so commissioners can consider sensible code changes now while awaiting final FEMA decisions.
