Management reported that Touch of Italy opened a bottle shop on July 4 and that food-and-beverage spaces (including the Tiki Kitchen and a planned chef's table) are leased to the operator. The general manager said lease proceeds cover operating expenses and that a percentage of sales has produced an incremental revenue benefit.
"They're leasing it. They pay us a lease... The lease basically pays for our expenses," the general manager said. Management estimated combined contributions from food and beverage operations (revenue share and lease) in the range of roughly $150,000–$175,000 in the prior year, and board members highlighted the convenience and community value of the bottle shop. The association also noted it cannot participate in liquor profit-sharing outside the contract terms and follows regulatory requirements for leased operations.
