Ocean Pines board approves exterior and interior demolition as part of Beach Club renovation

The Ocean Pines Association board voted to authorize demolition work at the Beach Club as the first steps in a multi-stage renovation aimed at addressing deferred maintenance and making the building ADA compliant. Management presented drawings and a staged plan that begins with exterior and interior demolition, continues with replacement of more than 100 pilings, includes window/door and mechanical upgrades, and ends with installation of an elevator.
“Stage 1 is obviously we need the demo… Stage 2… many piles, north of a 100 pilings,” the general manager said while outlining the phased work. Management emphasized the work is restorative maintenance rather than a change of use. The board approved the exterior demolition contract (staff recommendation $51,616) and the interior demolition contract (staff recommendation recorded as roughly $49,957) in separate motions with no recorded opposition.
Board members asked about schedule and permits; management said it is seeking permits, expects to start after Labor Day, and is “striving for” a finish by Memorial Day, adding the project required an architect change and additional detailing before permit submission. The board thanked homeowners who raised concerns and the restaurant partner for investing in the amenity.
Next steps include finalizing contractor scopes, securing permits and returning to the board for phased authorizations as work moves from demolition to piling replacement and interior reconstruction.
