Heritage Pines CDD adopts FY2026 O&M budget; assessment to drop $2.88 per unit

The Heritage Pines Community Development District Board of Supervisors on April 15 adopted Resolution 2025-03, approving a proposed Operation & Maintenance (O&M) budget for Fiscal Year 2025/2026 and setting a public hearing for July 15, 2025, at 2:00 p.m. in the Heritage Pines Country Club Meeting Room.
District Manager Chuck Adams reviewed line-item changes and told the Board that "the net effect is a reduction of approximately $4,000 in appropriations compared to Fiscal Year 2025" and that "the Operation & Maintenance (O&M) assessment is projected to decrease by $2.88 per unit, year-over-year." The resolution was adopted on a motion by Arthur Rhodes, seconded by Carol Vaughan, with all supervisors voting in favor.
The Board’s action preserves the required public-notice steps under Florida law and schedules the July public hearing to consider final adoption. Adams told supervisors the proposed budget is ‘‘similar to the Fiscal Year 2025 budget’’ with discrete increases and decreases explained in the packet; the Board did not amend the proposed totals at the meeting.
Next steps: the public hearing on July 15 will be the opportunity for residents to comment before the Board considers final adoption of the FY2026 O&M budget.
