The Lincoln County Board of Commissioners granted preliminary plat approval Feb. 4 for Lodge Pole Flats, a proposed three-lot residential subdivision at Pipe Creek.
Kristen Smith, consulting for Lincoln County, presented the project and the staff recommendation for approval with 15 standard conditions. Smith summarized the review criteria: soils considered of statewide importance but not used for traditional agriculture; well yields estimated at 6–8 gallons per minute; adjacency to U.S. Forest Service land; and wildfire risk requiring fuels reduction and treatment plans. "The recommendation is for approval and there are 15 conditions," Smith said during the presentation.
Commissioners discussed public-service impacts. The Libby Rural Fire District will serve the subdivision but does not want to annex; condition number seven requires either an agreement demonstrating an acceptable water supply for fire protection or cash-in-lieu to improve district resources. Commissioners confirmed one lot is 4.82 acres because of a road easement; the other two are five acres. The board moved, seconded and approved the preliminary plat based on the findings of fact and the conditions presented.
Staff will finalize conditions, ensure required covenants include living-with-wildlife provisions and record the preliminary approval per county process. No members of the public provided comment during the hearing portion, and no ballot or roll-call tally was read aloud in the transcript.
