The Tift County Board of Commissioners on April 13 unanimously approved TC‑ZA‑26‑01, a planned-unit-development (PUD) amendment for 53.08 acres at 1490 S. Carpenter Road. Community Development Services Director Chad Branch described the request from HM Tifton LLC (owner Harpreet Sethi) to reconfigure buildings and add duplexes while reducing the number of apartment units from 553 to 460 and parking spaces from 1,254 to 1,016.
Branch said the previously approved PUD allocated 48.935 acres for multifamily/student housing and 4.15 acres for community commercial uses; the amendment keeps the commercial portion while changing housing types. The Planning Commission reviewed the application and recommended approval before the Board's vote. County Attorney Anthony Rowell opened the public hearing and, after no public comment, closed it.
Commissioner Greg Wood moved to approve the amendment; Commissioner Paul Webb seconded. The Board voted 6-0 to approve the PUD amendment. The motion and vote record were entered into the minutes; no conditions or continuances were recorded.
