Planning staff presented the Montana Lakes 4 preliminary plat for a 25.56-acre parcel (Montana Lakes 2, lot 14; owner Greg Sandon) that would be split into two residential lots. Staff said the landowner has an approved DNRC notice of intent to appropriate up to 68 acre-feet of groundwater per year, which staff described as sufficient to support two three-bedroom residences; both lots will use individual wells and septic systems and the owner has committed to ongoing fuel-reduction work.
Commissioners discussed adding a condition requiring the authorized DNRC notice of intent to be recorded with the final plat so it appears on title reports; with that addition the commission approved preliminary plat with the standard 15 conditions. Commissioners also discussed well logs in the area and confirmed a five-year timeline for drilling under the DNRC notice of intent.
