Oak Run resident raises water-intrusion concern; CDD says drain tiles likely HOA responsibility

During public comment, Oak Run resident Lynda Sorensen explained that inspections showed no plumbing or HVAC leak but that very high moisture levels were detected beneath her home’s slab, with resulting buckling of the master bedroom flooring and evidence of mold. A foundation specialist recommended sealant and installing perimeter drain tiles and 5'–10' downspout extensions; Sorensen asked the CDD and HOA to determine a coordinated solution.
Chair Bob Schultz and staff said the drain tiles are most likely an HOA responsibility, though Schultz said the CDD might be able to address ponding near the community. District Engineer Charlie Krebs explained the area lacked installed drainage because it was originally an indigenous preserve and later rezoned as Club land, and that the underground downspouts were submerged during recent ponding. No formal action or funding was authorized at the meeting.
