Board denies variance request for shed at 903 River Rock Drive

The board denied a request to reduce a recorded front setback from 35 feet to 14 feet at 903 River Rock Drive. Staff (speaker 3) said the property is in Coleman’s Bluff and noted a previously installed smaller shed at the same location; the owner, Diana Ballard (speaker 9), said moving the shed would require relocating a generator, air‑conditioning equipment and trees and that she had five direct neighbors' support letters.
Board members raised concerns that some letters might state an incorrect shed size and warned that approving a 14‑foot front setback could prompt multiple similar requests in the neighborhood. One member said, "I consider it an eyesore," (Committee member, speaker 2) expressing concern about neighborhood character. The board voted to deny both variances 4–0.
