88-acre conservation-design rezoning postponed after commissioners seek relocated amenity center

Cherokee County commissioners postponed a vote on a proposed rezoning of 88.1 acres to R20 conservation-design community after planning staff and commissioners identified a single unresolved issue: the location of an amenity center close to neighboring homes.
Zoning administrator Mr. Treywick outlined a recommendation from the Planning Commission to approve the conservation-design rezoning with 18 conditions and one concurrent variance (reducing a 75-foot buffer to 50 feet for specified lots). Commission discussion focused on moving the amenity center so that it is more interior to the proposed neighborhood or at least 200 feet from any external property line. Chairman Johnston said the board expected a revised site plan and suggested postponement for two weeks to give the applicant time to submit a relocation option. "We would expect to see a revised plan with the amenity center shown as relocated either interior or at least 200 feet from any external property line," Johnston said. Commissioners agreed to postpone and the motion carried unanimously.
Staff noted the conditional approval included requirements for stormwater controls, left-turn lane construction per Georgia DOT specifications, a dam evaluation, and HUD compliance for age-restricted units where applicable. The applicant will return with a revised plan addressing amenity placement before the board acts on the rezoning request.
