Commission approves rezoning for small landscaping operation at Hickory Flat Highway

Planning staff described a request to rezone 0.917 acres from Neighborhood Commercial to General Commercial for a landscaping business that would stage crews and store limited leftover material. Attorney Mike Bray, speaking for the applicant, said the operation is not open to retail customers and will primarily use an existing driveway off Old Mountain Road. Bray said the site already contains gravel and an existing fenced area and that heavy traffic is not expected.
Commissioners asked about access and whether the site would require a right-in/right-out on State Route 140; applicant counsel said the intent is to use the existing Old Mountain Road access and that GDOT would require any new direct access to SR 140. No members of the public spoke in opposition. The commission voted to recommend approval of the rezoning.
Staff noted standard review by transportation, stormwater, CCWSA and the arborist will continue as the permitting process proceeds.
