Market study: Germantown still manufacturing-focused; 92% of workforce commutes in, MSA flags affordability challenges

MSA associate planner Brian Wheedenfeld told the commission that manufacturing accounts for roughly 35% of Germantown's workforce and that the firm's ArcGIS/CoStar data indicate roughly 14,000 employees located within Germantown and Washington County-area industry clusters. "Manufacturing right off the top is accounting for 35% of your total workforce within Germantown," Wheedenfeld said, and he highlighted that retail trade and wholesale trade round out the top employment sectors.
Wheedenfeld presented housing and commute data showing 92% of Germantown's workforce commutes from outside the village, and he said the average single-family home value in 2026 was about $465,000 while the average monthly rent was about $1,500. He noted that many of the top local occupations fall below what would be affordable monthly rent in Germantown, and that projected ownership-unit needs through 2040 range widely depending on growth scenarios (MSA's moderate and high scenarios produced roughly 335 to 1,200 ownership units needed through 2040).
