Planning commission approves lot-line adjustment in Wilderness Acres

The Eastern Summit County Planning Commission on Zoom approved a lot-line amendment that transfers about 2 acres from Wilderness Acres Number 15 Lot 5 to Wilderness Acres Number 20 Lot 39.
Planner Mustafa told commissioners the change reduces Lot 5 from about 6.97 acres to about 4.97 acres and increases Lot 39 from about 1.91 acres to about 3.91 acres. He said the amendment would not increase residential density and that reviews by service providers had raised no code issues. “My recommendation is the planning commission approve this plan amendment application,” Mustafa said.
Commissioners asked whether the change would alter building rights or water use after the planning commission received a letter from a subdivision president asking that conditions be imposed to prevent additional buildings. Mustafa and the applicant said the original building right for Lot 5 remains and there are no plans to add a cabin. “There are no plans at this point to build a cabin, but we do retain the building right on that remaining 4.9 acres,” applicant Stephanie Paul said.
No members of the public spoke online during the hearing. Commissioner Mary Anne moved to approve the amendment according to staff findings and conditions; the motion was seconded and carried unanimously among commissioners present. The chair recorded the approval and the commission moved to the next agenda item.
