Irwin council approves Rainbow Ridge replat to expand 2,000 sq ft plots to roughly half-acre lots

The City of Irwin City Council approved a replat of the Rainbow Ridge subdivision at its Feb. 4, 2025 meeting in Swan Valley.
Applicant Paul Zumberge explained the replat would enlarge former 2,000-square-foot plots (originally recorded around 2000) into lots of approximately one-half acre by incorporating areas previously shown as Common Areas into new deeds. The council heard that the replat includes a stipulation requiring that, if sold, both the original plot and the newly created lot must be deeded together to a new owner.
Council member Teresa Dumont moved to accept the replat as described; Council member Terrie Stromberg seconded the motion. The motion passed on a unanimous voice vote.
The decision alters the recorded lot configuration for Rainbow Ridge and changes ownership and deeded-rights for properties formerly listed as Common Areas. The city record of the approved replat will be processed through the city clerk and county recording as the next administrative steps.
