Board approves variance for Sherry Lane lakeside addition, requires as-built survey at foundation staking

Jeff Burnett, the applicant and general contractor for PM Hartwell LLC, told the Oconee County Board of Zoning Appeals on July 27 that the requested variance is to allow a covered porch addition at an older lake house located at 105 Sherry Lane (GMS 334-03-01-085). Burnett said the owner holds both lots adjoining the addition and that the proposed change moves the roofline out approximately 1.8 feet from the existing deck footprint.
Staff advised caution about shared sideline issues and urged an as-built survey at the time the foundation is staked (prior to pouring) so the board and county records will have an authoritative footprint. Diane Hester said, "I would require an as built of the property with the addition if it's approved" and recommended the as-built be done at foundation staking so any errors are caught before construction proceeds.
Board members asked whether the small encroachment affected neighbors or Corps of Engineers lines; the applicant said the change would not harm neighbor views and would remain about 1.8 feet further than the existing deck, and staff reiterated concern about potential Army Corps jurisdiction near the corner. The board approved the variance with the as-built submission condition and staff said a follow-up letter would be provided to the applicant.
