The Board of Adjustment approved VAR002932 to waive the 2.5-acre minimum lot size for vehicle sales on a 1.45-acre parcel at the northwest corner of West Houston and Highway 51 (7903 S. Old Highway 51), after staff described a constrained lot shape and a 169-foot setback from the Oklahoma Turnpike Authority right-of-way.
Staff said the lot was platted as Don Wells Auto Sales in 1999, is largely hard-surfaced with a small office building, and has limited frontage and constrained visibility due to the OTA right-of-way. Staff concluded reverting the parcel to vehicle sales would be the minimum necessary to address the parcel's hardship and recommended approval.
Owner/applicant Jake Salyer said the parcel historically functioned as a car lot and that current measurements indicate space for multiple rows of vehicles. "I would imagine you could fit 30 to 40 cars there lined up along the fence," Salyer said while describing historic Google Earth images and past use. He also said the owner is considering using the site as a car lot or heavy retail and acknowledged that if the variance is not used within six months it typically expires.
Board members discussed parking counts, the lot's history and whether the variance would expire if a car lot did not open within six months. After discussion, the motion to approve the variance passed with all members voting Yes. The chair closed the public hearing portion of the meeting and the board moved to general business.
