Commission approves two-parcel lot split at South Fir and West Avenue H for Howard family

The Jerome Planning & Zoning Commission voted Jan. 13 to approve a lot split requested by Dave and Julie Howard for a 1.28-acre parcel at the northwest corner of South Fir and West Avenue H (parcel RPJ1370281001AA).
City Planner Ida Clark told commissioners the site is zoned R-3 and that the proposed split would create two parcels of roughly 0.64 acres each, both exceeding the 5,000-square-foot minimum and meeting the 25-foot street-frontage requirement. Clark said sewer is available for future development and that a water main will need to be extended at the owner's expense if development occurs.
Applicant Dave Howard said the property is family-owned and that he plans to build a small home to be closer to his father-in-law. "We want to move closer to her father," Howard said, explaining the family's intent to clean up the site and act as general contractor when they build. Commissioner Paul Johnson moved to approve the split with conditions to meet city department requirements and to require subdivision review for any future divisions; Commissioner Shonna Fraser seconded the motion, which carried 4–0.
The motion requires the lot split to meet all City of Jerome department construction requirements and specifies that any future division of the land will require subdivision review and approval under city code. The applicant will be responsible for any utility extensions needed to serve future development.
