The Development Review Board took up sketch-plan application 26.0310 for a two‑lot subdivision on Gravelin Road at the April 14 meeting. Ryan Gumbart said the parcel is 285.2 acres; applicant Grace Knight reported Lot 1 contains the house with roughly 64 acres and Lot 2 is undeveloped. She said they plan to retain 10 acres across the road and that Lot 1 and Lot 2 have just over 400 linear feet of road frontage.
Chair Todd Hindinger observed the well and approximate leachfield location shown on the existing wastewater permit. Grace Knight said there are four vernal pools on the property and that the pools “line up with the swimming pool,” adding that Jeff Pelton reported them to the State. Randy Knight flagged potential deer wintering areas to the north because of hemlock stands. Applicants said they currently have no designated building envelope and that a 50‑foot right of way across Lot 1 leads to a logging road used for access; a skidder trail is maintained for access.
Grace Knight also reported there is no easement for GMP and that the only referenced easement is for VELCO. The board will review the materials submitted, and Ryan Gumbart will contact Mr. and Mrs. Knight about what is needed for the final plat.
