Planning commission approves Stratford Ridge preliminary plat and longer block lengths
Summary
The commission approved the Stratford Ridge preliminary plat (109 lots on ~31.5 acres) and granted a modification to permit greater block lengths, contingent on TAC and infrastructure requirements including water, sewer, stormwater, sidewalks and fire access.
On June 18 the commission voted unanimously to recommend approval of the Stratford Ridge preliminary subdivision plat and to approve a requested modification to Section 5.030 Table 5‑1 permitting greater block lengths.
Staff reported the plat consists of 109 lots on approximately 31.5 acres and that infrastructure approvals are in place through the IDP permit process (IDP#051004), including stormwater detention and public storm sewer collection reviewed under the IDP permit. TAC conditions required final engineering graphics, addressing, and confirmation of required public improvements such as sidewalks, ADA compliance, water and sanitary sewer extensions, and fire access capable of supporting design loads.
Commissioner Hood moved to approve the plat and the block‑length modification; the motion passed 8‑0. Staff noted a City of Tulsa release letter is required before final plat approval.
Action: Preliminary plat and modification recommended with conditions; final approval pending city/county release and completion of TAC conditions.
