The Tulsa Metropolitan Area Planning Commission voted July 16 to approve the Hidden Meadows preliminary plat and a requested modification to Section 5.030 Table 5-1 to allow greater block lengths. The proposed subdivision covers approximately 26 acres with 107 lots and nine blocks.
Staff recommended approval subject to multiple Technical Advisory Committee conditions, including submittal of a subdivision control data sheet, correction of bearings to match the legal description, addressing and street-name identification, and alignment with an earlier IDP (IDP 184725). Staff and TAC flagged infrastructure discrepancies: the sanitary sewer plan submitted did not match the approved IDP, detention designs and lot-to-lot drainage along the west boundary require clarification, and proposed easement widths did not match IDP detail. The record also cited IFC 2018 Appendix D Section D107 requirements for fire-access or sprinkler systems for larger one- or two-family developments.
Commissioner Humphrey moved to approve the preliminary plat and the modification; Commissioner Shivel seconded. The motion passed 7-0-0. The staff conditions must be satisfied as part of final plat processing per the recorded TAC notes.
