TMAPC voted 9‑0 on Aug. 20 to recommend approval of CZ‑569 and PUD‑873 ("The Reserve on 64"), a proposed RE/PUD residential estate subdivision at the southwest corner of S. 157th E. Ave and E. 169th St S (State Rt. 64).
Applicant Kevin Maevers described the project as a large‑lot gated neighborhood designed to preserve trees, creeks and ponds while producing roughly 30–34 lots at about 1.0–1.2 dwelling units per acre. "They have put together a concept plan for about 34 lots," the record states for the applicant. One nearby resident, Jay Cheatam, spoke in opposition, saying he shares a fence line with the site and does not want the rezoning.
Staff recommended approval based on consistency with the Tulsa County Comprehensive Plan and Bixby’s 2018 plan. The commission approved the PUD and rezoning recommendation 9‑0‑0 (motion by Commissioner Craddock; second by Commissioner Shivel).
