The commission on Aug. 20 recommended approval of Z‑7828, a rezoning request east of the southeast corner of East 81st Street South and South Evanston Avenue, that would change three RS‑3 lots to RS‑5 and allow the lots to be split with subsequent Board of Adjustment approvals to permit duplexes.
Staff told commissioners RS‑5 would reduce lot width from 60 feet to 30 feet and lot area from 6,900 sq ft to 3,300 sq ft, aligning the parcels with nearby development in the subdivision and the neighborhood land‑use designation. The applicant (Deluxe Properties) indicated agreement with staff’s recommendation.
The commission recommended approval 8‑1‑0 (motion by Commissioner Humphrey; second by Commissioner Shivel); the minutes record Commissioner Craddock voting nay. The property description and zoning history appear in the staff report and will be forwarded with the recommendation to the City Council.
