Staff said the IM zoning aligns with the Employment land use designation for the area, which already includes industrial uses to the east such as a concrete plant and quarry. Staff also noted that the IM district requires a 75‑foot setback from adjacent AG properties, which would apply to neighboring parcels to the west and south.
Commissioners asked whether residential uses would be allowed under IM; staff replied a manufactured home could be allowed by special exception but that IM primarily intends industrial and employment uses. No members of the public spoke on the item. The commission’s recommendation (10-0-0) will be forwarded to City Council for the final decision.
