The Tulsa Metropolitan Area Planning Commission approved the preliminary subdivision plat for Crossover Community Development, a three‑lot, one‑block plat on about 9.28 acres west of the southwest corner of East 36th Street North and North Peoria Avenue.
Staff presented TAC (Technical Advisory Committee) conditions including assignment of addresses and street names, limits of access, required sidewalks upon new building permits, sanitary sewer and water extensions requiring IDP approval, drainage easements and private detention easements where needed, and utility release certificates prior to final plat approval. The plat had previously been approved in 2022 and expired in 2024; staff recommended reapproval subject to TAC conditions.
Commissioner Craddock moved to approve the preliminary plat; Commissioner Whitlock seconded. The commission approved the plat by a 9-0-0 vote. Staff recorded that City of Tulsa release is required before final plat approval and that subdivision control data and plat corrections must be submitted with the final plat.
