City assessors and their reappraisal vendor gave a detailed briefing on a full reappraisal now underway for Barre City, explaining the reasons, timeline and what property owners should expect.
Carly, assistant assessor, explained that the reappraisal aims to bring the grand list to 100% of fair market value with interior inspections and updated pricing schedules; the current common-level-of-appraisal (CLA) is roughly 67.62% and the coefficient of dispersion (COD) is 24% — the COD threshold for reappraisal in Vermont is 20%. Contract appraiser Matt Krogheski said the evaluation date will be April 1, 2026, and preliminary values will be released in spring with informational meetings and grievance options to follow.
Mayor told residents to prepare for sticker shock but to remember that tax rates could adjust: "If your home is currently assessed for $200,000, on average you're gonna get an assessment of $300,000," he said while noting that if everyone's values rise proportionally taxes need not increase proportionally. Assessors emphasized the informational meetings and grievance process that follow preliminary notices, and reminded residents that interior inspections are voluntary but often important to establish finish levels and accurate valuations.
